COMPREHENSIVE MAINTENANCE SERVICE PLAN:
PTP’s Maintenance Service Plan begins with a comprehensive analysis of your home. Every element of your house is documented and evaluated. PTP examines the building’s exterior skin for signs of weathering and defects. We assess the design, quality of materials and installation methods of components such as roofs, entry doors, windows, hardware, stairs, decks, railings, foundation, siding and paving. Our analysts consider the installation date, orientation and wear patterns to estimate a life cycle for each component. We then move to basement to examine structural elements, foundation, insulation, plumbing, utilities and any signs of moisture, insects or vermin. PTP considers mechanical equipment such as heating, a/c, water heaters, whirlpools and such are photographed with installation date, make, model, serial numbers etc. documented. We research each piece of equipment for manufacturers’ recommendations for service, recalls, and updates. In this way, we assess the entire house, room by room, to create a prioritized maintenance schedule, saving you money by avoiding catastrophic failures.
PTP maintains an organized and detailed file that may be accessed on line by the homeowner and any authorized tradesmen. In addition, PTP will make recommendations for any repair or home improvement work so that you can feel confident about the materials and methods used on your home.
The home analysis is a one-time cost that includes one year of Purple Partnership (see below). You may renew your purple partnership for an annual fee of $300. Under our partnership plan, detailed records of all repairs and improvements will be maintained. This detailed history may be referenced for something as simple as a paint formula or as important as mechanical parts replacement. You will always be able to get sound recommendations from a professional builder who is familiar with your house. Finally, when the time comes to market your house, there will be an accurate history of the professional care your home has received, giving you an advantage in a difficult market.
